Milago Condos in downtown Austin have always been one of my favorite buildings to show. The residents are always friendly, and walking around the building you notice the condo is definitely dog-friendly and the concierge always greets you with a smile. My buyers notice this and have many times told me that the Milago gives them an overall “good feeling.”
For Guaranteed Lady Bird Lake Views, Choose Milago
One other thing that buyers have a good feeling about is that they know when they buy one of the units that face Lady Bird Lake, they will always have an unobstructed view. This appeals to them because there are other downtown Austin condos that have views that can potentially change as soon as a new building comes up.
Which Views Are The Best From Milago, City or Lake?
The Milago units offer varying views based on the units position in the building. Of course, located right on the Town Lake hike and bike trail, some of the units offer views of the lake – some are very expansive, beautiful views, depending on what level you are on. Other condos face toward the other downtown Austin buildings and others even face toward the I-35. While many may assume that the lake views are the best, it really all depends on who you ask…I’ve found that some of my clients prefer the highway views!
What view would you prefer – lake or downtown buildings? What price tag would you place on a view from the 3rd floor vs. the 13th floor? I’m interested to hear your opinions on this!

We have received numerous inquiries recently about how downtown Austin condos have been selling this summer, so we decided to start keeping track of the recent sales, and providing those statistics to our readers. Here are the recent sales stats for Downtown Austin condos for the month of August, 2010:

As you can see, the median price per square foot for downtown Austin condos was at $298.64 for the month of August, 2010. Units stayed on the market for about 44 days, and there were 16 condos that sold for the month.
Next month, we will take another look at the Downtown Austin condos for the month of September, 2010, and compare them to August’s numbers to look for market trends.

Auction Details for Sabine on Fifth Condos in Downtown Austin

The 27 remaining Sabine on Fifth condos in Downtown Austin are going on the auction block on February 28, 2010 at 1pm at the Hilton Austin Downtown, located at 500 East 4th Street.
Registration for Sabine Auction
Registration is required to be eligible to attend and bid on auction day. Registration deadline is February 25, 2010 at 5pm. Please contact us for information about registration, and we can provide you with an auction packet and quickly get you registered so you can attend and place bids.
Deposit for Sabine Auction
For each unit that you intend on bidding on, you will need a $2,500 cashier’s check payable to Heritage title Company. Total depost required for each unit will be 3% if you’re bidding and win one home, and 5% if you bid and win on multiple units.
Sabine HOA
Each winning bidder (new owner) will become a member of the Sabine on Fifth Residential Condominium Association. Monthly fees range from $275 to $580, depending on floor plan and unit. (Average monthly HOA fee per square foot is $.02477)
Closing Incentives
If you use their preferred lender, Bank of America Home Loans or Colonial National Mortgage, and close within 45 days, winning bidder will receive $3,000 toward non-recurring closing costs from the seller.
