Cedar Park Property Tour Features Eight Great Homes

This morning I participated in the Cedar Park (north) broker tour and got to see some fantastic listings! I really am quite impressed with how all of the homes are staged to sell! The majority of today’s homes were priced in the mid-$100′s. Typically on property tours, the agents really tear into the lack of staging a home needs or how a home needs de-cluttering…but this tour seemed quite different! It may have just been luck of the draw, or it may be a sign that sellers are really listening to the advice of their Realtors and stagers!
USDA Program Available for Select Cedar Park Homes
Out of the eight homes we saw, four are eligible for the USDA loan program. If you are not familiar with the USDA loan program, it allows buyers to buy a home – in specific rural areas – with no down payment and minimal closing costs. When some buyers hear rural, they think of a home way out in the country, with no amenities or shopping nearby. However, as today’s tour showed, you can find a home that meets the USDA loan eligibility in a great subdivision in popular Cedar Park that’s near schools, shopping and dining.

I recently had an opportunity to learn more information about Cypress Creek Townhomes, and I wanted to pass along some time-sensitive information about what might be Cedar Park’s best-kept secret. This nice and quiet community is peacefully tucked away in the south area of Cedar Park that is easy access to Hwy 183 and minutes to shopping, restaurants, and ACC college, Malls, new convention center, and has excellent schools. The homes have garages, a community swimming pool, and some have greenbelt lots. There are floor plans with the master bedroom downstairs and there are 1 story plans available! New Home Construction Accelerates in Crystal Falls

Looking for a brand new home in the northern suburbs of Austin for under $500,000 that’s move-in ready? Better look quick and a good place to start might be in Crystal Falls in Leander / Cedar Park. Hindsight is 20/20 as the saying goes and right now may be the best opportunity a buyer has to snag a brand new home at a great price, big enough to spread out in and grow roots for a long time to come without having to go through the construction process or possibly even wait for a lot to come available.

Average Price Up, DOM Down in Twin Creeks
The statistics for a neighborhood can change daily as houses move from one status to the next and then finally sell. In Twin Creeks for instance, six of the active listings have come on the market within just the past week, causing an increase in inventory of approximately 20% as summer approaches and the buying season heats up. Cave Day In Cedar Park

This Saturday, April 17, from 10:00 a.m. to 4:00 p.m. is Cave Day in Cedar Park. The City of Cedar Park – Parks and Recreation Department will be sponsoring this event and The Texas Cave Conservancy will be offering cave related activities at various sites.
Cedar Park Facts
There are over one thousand caves in urban areas across Texas and over 759 of these are in Williamson County. The caves in Cedar Park and Williamson County are home to several unusual species of insects and mammals including the cave cricket, the cave beetle, certain types of bats and raccoons. Some of these are on the endangered species list.
The Texas Cave Conservancy, a non-profit organization formed in 1984 in New Braunfels, Texas, by a group of concerned cavers, works to protect and preserve many of these caves through cave management and the formation of cave preserves.
Great Family Event for Cedar Park Residents and Visitors
If you are like many of the local residents or newcomers to our area who are literally ‘in the dark’ about caves in Texas, this event will be a fantastic opportunity to not only learn more about the caves in our area, but also to visit some of them.
