It is encouraged to have representation when you consider buying a new home since ultimately the sales associate is representing the builder/seller. New home builders, like other sellers with listed properties, will pay your REALTOR’s commissions out of their sale proceeds. New home builders will not pass on the commission to you if you choose to not use a REALTOR. It is a win-win as a buyer to find someone qualified who will work on your behalf to ensure you are properly represented.

Austin Foreclosures / HUD / REO / Short Sales

We have represented buyers in numerous transactions with Austin foreclosures, also referred to as HUD homes. HUD homes can only be purchased through a REALTOR, and for a good reason. There are many stipulations and differences with buying a foreclosed home versus one from a reseller listed on the MLS or a For Sale by Owner home. Foreclosed properties are sold through a blind auction process and are generally sold in as-is condition. When considering the purchase of a foreclosure, it is essential (and mandatory!) that you work with a REALTOR who has experience in this area.
